Roofing guides / Homeowner information
Choose a roofing material as part of the whole system.
Practical roofing guidance for northern Utah homeowners.
Begin with the building.
Pitch, roof geometry, deck condition, transitions and local requirements influence which coverings are appropriate. The best-looking material on a sample home may not suit your actual assembly.
Ask what must be assessed before a product can be specified. A material category alone does not establish structural suitability, fire classification, wind performance or a warranty.
Architectural asphalt: familiar, but not all the same.
Architectural shingles use a dimensional appearance and come in different products and system combinations. Published ratings, accessories and installation conditions vary.
Compare the exact covering, starter, underlayment, ridge components, flashing and ventilation scope. Repairs can be practical in some circumstances, but matching weathered material or a discontinued color may be difficult.
Metal: compare attachment and details.
Standing-seam and exposed-fastener panels have different profiles, attachments and maintenance considerations. Gauge, coating, panel length and compatible detailing belong in the discussion.
Snow shedding can create hazards above entrances, walkways and lower roofs. Ask about retention where appropriate. Metal does not automatically prevent ice dams or eliminate maintenance.
Look beyond headline lifespan and savings.
Broad life-expectancy and energy-savings claims depend on product, assembly, installation, exposure and maintenance. They are not guarantees for a specific home.
Likewise, a fire or impact classification is tied to a tested product or assembly. Confirm the actual specification rather than transferring a claim from a different product image or certification badge.
Compare the practical details side by side.
Use physical samples, actual product documents and complete written proposals. Discuss how appearance changes with light, roof pitch and the surrounding brick, siding and trim.
The comparison below organizes questions; it does not assign a universal winner. Product capability, contractor experience and the property itself still need to be confirmed.
Questions worth keeping.
Which exact system is proposed? What maintenance is expected? What is included at penetrations and transitions? Who issues the warranty, and what is excluded?
Choose the material after those answers are clear, not before. A written scope that fits the property is more useful than a list of benefits disconnected from installation conditions.
