Snow and ice on a roof: keep the next step safe.

Practical roofing guidance for northern Utah homeowners.

Snow depth is not a capacity test.

The weight of snow depends on its water content and changing conditions. Depth alone cannot establish whether a roof is safe. Ground-snow design values are not the same as roof design loads or remaining capacity.

Roof structure, geometry, drifting, existing damage and the actual site matter. If you suspect structural distress, stay clear of the affected area and seek qualified assessment. Do not use an online guide to certify capacity.

Understand how an ice dam forms.

Snow can melt over a warmer roof area and refreeze at a colder edge. Water backed up behind that ice can move beneath the covering and into the building.

The building system matters: indoor air leakage, insulation, ventilation and roof details can influence the conditions. A new covering alone is not a guarantee that the cause has been corrected.

Keep observations at a safe level.

Notice interior stains, unusual dripping, displaced material or visible ice buildup from safe positions. Record the date and conditions if possible. Avoid wet electrical fixtures and unstable ceilings.

Do not climb onto an icy roof or work beneath hanging snow and ice. Ladders, improvised heat sources, sharp tools and incompatible chemicals can create additional hazards or damage.

Ask what is being assessed.

A roofing concern may need a covering/flashing assessment, an attic moisture review or structural expertise. Those are different questions, and no single visual inspection automatically resolves all of them.

Explain where the symptom occurs, whether it repeats and what previous work has been done. Ask what findings are documented and what further investigation is needed.

Check local requirements for the actual property.

Davis and Weber cities publish different process information. North Ogden points roof-snow calculations to a state-adopted resource; Roy separately labels ground-snow criteria. Do not transfer one number to every local roof.

Ogden Valley City and Huntsville Town are separate jurisdictions. Confirm the address and responsible authority before relying on a mailing-city label or an old county process.
